Ramdas & Wong was established during the first decade of Singapore's independence and is today one of Singapore's most long-standing and trusted law firms. The firm's founding partners, Mr. Shunmugam Ramdas and Mr. David Wong Chin Huat, started out the firm's practice in June 1974 in a small office unit at International Plaza along Anson Road in what was then downtown Singapore. In the initial years, the focus of the practice was on real-estate related transactions. In subsequent years, Ramdas & Wong has grown and developed into a wide-ranging legal practice providing services to both domestic and international clients. Mr. Selvam's practice straddles both litigious as well as non-contentious matters.

Mr. Selvam has wide ranging experience in contractual and tortious claims arising from commercial transactions, banking and finance disputes, employment law issues, insurance matters and real estate related (especially landlord and tenant) claims.

He acts for many of the largest commercial landlords in Singapore and advises them on a variety of matters. His practice in this area includes documentation for leases, advising clients on landlord and tenant as well as land law issues, and acting for clients in litigation involving land law and landlord and tenant law.

He also regularly acts for one of the most established insurance corporations in Singapore and Malaysia.

He is well versed in the drafting of commercial and employment contracts and the drawing up of Wills. He advises and acts for Malaysian law firms in matters concerning the registration and enforcement of Malaysian judgments in Singapore as well as the resealing of Grants of Probate and Letters of Administration originally issued by Malaysian Courts.

Mr. Selvam was educated at St. Paul's Institution, Malaysia, and as an ASEAN scholar at Raffles Institution, Singapore. He later read law at the National University of Singapore and graduated with honours and university colours. He served as the Head Prefect in St. Paul's Institution and as a Prefect and a member of the school debate team in Raffles Institution. He captained the hockey squads at Raffles Institution and the National University of Singapore during his graduating years at both institutions and has served as vice-captain of the Singapore Combined Schools hockey team. He has also served as President of the Inter-Religious Organisation of Singapore (“IRO”), and he researched and authored a paper on the history of the IRO that was published on the occasion of its 50th anniversary.

Ailin is a Partner of the firm and a highly experienced solicitor specializing in banking, finance and securities law, conveyancing and property law and landlord and tenancy law.

She started her career as a legal officer in DBS Bank in 1978 where she developed an acute understanding of banking law and later at the Sembawang Group of Companies where she worked as a legal officer and assistant company secretary.

In the course of her practice, she has represented both individuals and institutions in a wide range of real estate and conveyancing matters.

Her expertise is in the sale and acquisition of property in the retail sector. She has also acted for developers in en-bloc purchases of residential property and sale of housing developments as well as for corporate clients in transactions of major commercial and industrial buildings.

Ailin has advised and acted for several leading banks in commercial and consumer banking matters including drafting of mortgages debentures memoranda of mortgage and other security documents and giving advice on construction loans and its pre-conditions for disbursement as well as other property related matters.

She has also represented mall owners as landlords in preparation of lease documentation, in reviews of existing leases, including to comply with the Code of Conduct for Leasing of Retail Premises, negotiation and advice on terms of tenancy agreements and in issues arising from their operations as landlords.

Josephine is a Partner of the firm and a highly experienced Conveyancing solicitor on all aspects of property transactions specializing in banking law, securities, real estate, landlord and tenancy law.

Her main areas of work are in property law and real estate law, including issues relating to the regulation of mortgage backed securities and client compliance. She advises and acts for parties in pre-contract enquiries, preparing contracts for sale and purchase transactions as well as transfer of interest pursuant to Order of Court and decoupling, transactions involving JTC commercial and industrial properties, HDB commercial properties and residential properties which includes resale of HDB properties and BUC properties. She also handles licensed and unlicensed projects and project development and sales. She has prepared various types of leases for residential and commercial properties as well as HDB properties and has advised both landlords and tenants.

She is well versed with the requirements and regulations of statutory bodies and institutions and advising clients on their financing relating to the purchase of properties and refinancing of housing loans. She is experienced in handling construction loans obtained to finance the new erection or reconstruction of landed properties and in advising the conversion of construction loan to the term loan.

She has vast experience advising on banking transactions, restructuring of banking facilities and liaising with financiers. For the banking facilities to corporations, she has experience in preparing the various security documents and advising on the financing and securities matters.

Josephine has also honed her skills in the drafting of Wills as well as other related Wealth and Estate Planning matters. She also handles the drafting of the Power of Attorney including advising the donors on the scope of their powers and incorporating clauses to customize the powers extended to the donees. She also prepares the Lasting Power of Attorney and advises the donors and the donees.

Josephine also handles Probate and Administration matters. Probate is a process that deals with the distribution of the assets of the deceased in accordance with their wishes. She connects with the deceased’s families and advises on the general administration of the deceased person's will or the estate of the deceased person without a will. She gives advice to trustees, executors, personal representatives and the beneficiaries of an estate on how to settle all of the final affairs of the deceased person.

Kenneth is a Partner of the firm. His main areas of practice are in civil, commercial and criminal litigation, with a focus in real property disputes and family law which includes matrimonial and probate/succession matters.

Past Background & Experience

Before joining Ramdas & Wong, Kenneth was in the Singapore Legal Service where he served in a wide variety of roles including appointments as a Judicial Officer as Assistant Registrar of the Supreme Court and subsequently a Magistrate and District Judge in the Subordinate Courts (now renamed the State Courts). He was also in the Attorney-General's Chambers ("AGC"), he was appointed a State Counsel/ Deputy Public Prosecutor and represented AGC in civil, international affairs, criminal and advised on the drafting of legislation.

Criminal Litigation/Traffic & other Regulatory Offences

Kenneth has also accumulated extensive experience in criminal litigation & the handling of other regulatory offences.

These include representing clients including young and/or juvenile clients in the following areas:

  • Drug related offences;
  • Rioting;
  • Theft & misappropriation cases;
  • Assault/Fighting cases
  • "White collar" offences eg. cheating, breach of trust etc.
  • Traffic offences including drunk driving, accident-related offences, "road rage" cases;

He has successfully obtained an acquittal in a road rage case after a trial where a driver was accused of assaulting another driver.

In particular interest were 2 cases which went on Magistrates appeal in the High Court where Kenneth was Counsel. The cases were:-

  1. Lim Hsien Hwei v Public Prosecutor [2014] SGHC 62.

    An article of this case entitled "Factoring TIC Offences to Enhance Sentence: The Extent and Limit appeared in the Law Gazette", Page 26 in the January 2015 issue.

  2. Public Prosecutor v Ngan Swee Choon [2015] SGMC 36

    This was a case where the accused was charged for an assault of a bus driver on a road after a near collision incident. After trial, the accused was convicted. The Prosecution submitted for an imprisonment sentence of 6 to 8 weeks on the basis that road rage cases against public transport workers attracted a custodial term. A high fine was sought by the accused. The District Court imposed a fine of S$5,000.

    On appeal, the High Court affirmed the fine and dismissed the Prosecution’s appeal.

Matrimonial Matters

Kenneth is also an experienced family law practitioner. He has dealt with high-net-worth divorces and complex asset division matters. He has also represented clients in Personal Protection Order trials, variation of court orders, maintenance enforcement actions including mediation at the Child Focused Resolution Centre and the Family Justice Courts.

He had also previously served as Court-appointed counsel for children in custody cases.

A notable case was UYR v UYS [2019] SGFC 78.,

Probate Matters/Deputyship applications

Kenneth also advises on complex probate/administration matters and applications under the Mental Capacity Act and is familiar with the drafting of a wide variety of legal documents – from Wills to Lasting Power of Attorney documents,

He is a qualified Professional Donor/Deputy having attained his accreditation and appointment from the Office of the Public Guardian under the Ministry of Social & Family Development in 2020.

A notable contentious probate matter which was successfully argued by Kenneth was in VTJ v VTK [2021] SGFC 78.

Commercial/Corporate Matters

This work includes advice and the drafting of shareholder agreements, joint venture agreements, tenancy and other commercial agreements. Opinions are also sought for due diligence and other compliance matters.

Legal Aid Bureau

He is an Assigned Solicitor with the Legal Aid Bureau. There is a long-standing relationship with the Legal Aid Bureau. In 2022, Kenneth was awarded the 20 year Appreciation Award by the Bureau.

Community Service

Outside of work, Kenneth is an active supporter and participant in community activities. He has been awarded the Long Service Awards for Service to the Community by the Ministry of Community Development & by the Ministry of Health.

In 2019, Kenneth was awarded the Public Service Medal (Pingkat Bakti Masyarakat) (PBM).

Mr Sham is a very experienced litigator who has acted as lead counsel in proceedings in all tiers of the Singapore courts.

A significant part of his practice involves acting for insurance companies bringing subrogation claims as well as defending claims involving industrial and worksite accidents, vehicle collisions, machine and mechanical failures, fires and property damage and public liability.

Mr Sham also regularly acts for small and medium enterprises in Singapore in their commercial contract and employment disputes as well as their debt recovery. He also has extensive experience acting for individuals in matrimonial disputes and probate proceedings.

Ko See is a Partner of the firm and she is also a Commissioner for Oaths and Notary Public. She practices mainly in general corporate and commercial law and in the area of personal law.

Ko See has experience in a range of commercial agreements and frequently drafts and advises on distribution agreements, retailer agreements, non-disclosure agreements, sourcing agreements, software licence and website hosting agreements.

Ko See has acted for and advised various landlords of malls and offices in the preparation and review of lease documentation and templates and advising on tenancy related issues and is involved in the ongoing review and amendment of lease and licence templates to ensure compliance with the Code of Conduct for leasing of retail premises in Singapore.

Joanne is a Partner of the firm. The focus of her practice is in the area of commercial and civil litigation. She also has experience drafting and reviewing commercial agreements such as tenancy agreements,employment contracts, contracts of service and sale and purchase agreements.

She has represented both personal and institutional clients on a wide variety of claims and specializes in shareholder and director disputes, contentious probate matters and debt recovery matters for small and medium enterprises.

Joanne is adept at understanding the specific litigation needs of each case and has been commended on her ability to explain complex legal strategies and procedures and to formulate the most befitting legal strategies for her client, being particularly sensitive to issues such as commercial requirements, time and costs. She is also effectively bilingual.

Joanne has represented and advised clients in applications under the Mental Capacity Act, contentious probate matters, the drafting and interpretation of wills and trust documents and applications for Letters of Administration and Grant of Probate.   • Ling Diung Kwong v Bo Tien Temple and others [2017] SGHC 155, successfully defended clients in a matter involving a dispute between trustees and members of a temple and whether decisions made had breached rules of natural justice.
  • Hoie Kok Hing v Hoie Tip Fong [2023] SGHC 176, successfully defended client in a contentious trust and probate claim. All claims made by the claimant were dismissed.
  • MCST Plan No. 2418 v MacProtrade LLP [2023] SGMC 50, successfully defended client in a BMSMA dispute involving the authorization of works on common property. All defences pleaded were successful.
  • Successfully argued for the Respondent in a Court of Appeal matter involving constructive trusts and multi-million dollar assets. All applications taken out by the Appellant were dismissed.
  • Represented shareholders in a multi-million dollar contentious shareholder dispute involving issues of minority oppression and interpretation of trust documents.
  • Successfully obtained summary judgment for a matter involving unauthorized payments made to director and breaches of fiduciary duties.

Keng Lee is a Consultant of the firm and a highly experienced solicitor specializing in banking, finance and securities law, conveyancing and property law and landlord and tenancy law.

In 1983, she started her practice with the Firm immediately after DBS Bank as a legal assistant, becoming a junior partner and later, a general partner. After 36 years with the Firm, she retired upon reaching retirement age of the partnership to be a consultant in 2019.

She started her career as a legal officer in DBS Bank in 1978 where she developed an acute understanding of banking law and financial instruments which formed the firm foundation for her practice later on.

In the course of her practice, she has represented both individuals and institutions in a wide range of real estate and conveyancing matters.

She has handled matters involving the sale and acquisition of property, mortgages, charges, leases and general advice on property related matters.

She has also acted for housing developers in the sale of housing developments and transactions of major commercial buildings.

She has experience in the collective sales of residential developments and has advised both developers and subsidiary proprietors in such matters.

She is heavily involved in the development of the conveyancing practice in Singapore and was the Vice Chairman of the Conveyancing Practice Committee, Law Society of Singapore from 2013 to 2016. She was also a Member of the Conveyancing Practice Committee, Law Society of Singapore since 2010.

In addition, Keng Lee was a Senior Teaching Fellow for the Real Estate Practice during the Part B Course of the Singapore Bar Examinations, Singapore Institute of Legal Education from 2011-2015.

Adrian is a Consultant of the firm. He practices mainly in civil and commercial litigation, with a specialized focus in intellectual property law, probate, insurance and real estate disputes.

Adrian is a highly experienced litigator and has represented individuals and institutional clients in complex litigious matters and in mediation proceedings.

He is well versed with the drafting of legal and commercial documents including shareholders' agreement, share purchase agreements, franchise agreements and estate planning instruments like Wills and trusts.

He is also the appointed corporate secretary and nominee director for several local and international companies, and acts for educational institutions in corporate and intellectual property matters.

Adrian's passion lies in intellectual property matters including matters such as advising on trademark infringement, copyright infringement, filing of applications for companies both locally and internationally in respect of trademarks in Singapore as well as under the Madrid Protocol.

In the course of his work in intellectual property, he has represented major international clients from all parts of the world. He is also a Singapore Registered Patent Agent. Lynn is a Senior Associate of the firm. Her practice is in civil and commercial litigation and in family law.

Lynn's expertise is in family matters, encompassing both matrimonial proceedings as well as inheritance disputes. In 2021, she was part of a team that successfully defended a contested will,which was upheld on appeal.

Lynn is well versed in non-contentious private client matters, having advised many families on their wills, Lasting Powers of Attorney (LPA), and deputyship applications under the Mental Capacity Act.

Apart from family law, Lynn has also worked on civil litigation and bankruptcy cases in the High Court.

Lynn is a member of the Singapore Association of Women Lawyers (SAWL) and has contributed her time in pro bono legal clinics under SAWL's auspices.

Eleanor is a Senior Associate of the firm in the conveyancing and real estate practice.

She has represented individuals, major banks and financial institutions in a wide range of conveyancing, real estate and banking related matters.

Eleanor predominantly handles matters relating to the sale and purchase of private and HDB properties (both residential and commercial). She also advises and acts for parties in the refinancing of their housing loans, purchase of properties on trust, part-share sale and purchase and transfer of properties (whether the transactions are with consideration, by way of gift, or pursuant to court orders) and other general real estate matters.
